On this project we transformed 27,000 square feet of raw industrial space into gorgeous office space complete with atrium height skylights, a glass conference room, and a metal panelized front entrance.  The project budget of $1,000,000 included tenant requested change orders totaling over $100,000.  Due to the very aggressive schedule we phased this job to accommodate installation of over half of the tenant’s office furniture 60 days after commencement.  Turnover of the space followed less than 30 days after.  Siegel-Gallagher acted as general contractor on this project, engaging an architect that was new to the building and managed approximately 20 subcontractors.  On many occasions we needed to improve on and make design decisions to compensate for field conditions that demanded creative problem solving skills.  In addition we tracked and directed the installation of tenant specific voice/data requirements that were continually changing and growing right up until the last week of the project.  This undertaking demanded exceptional communication and logistical navigation to achieve complete client satisfaction.

This client demanded and Siegel-Gallagher met extremely high standards for quality of work, quiet, and cleanliness.  This 14,000 square foot job was completed as a second phase and directly adjacent to their already occupied office space.  Siegel-Gallagher was tasked to recreate a similar “feel” to the existing space, at a lower cost and using different design elements and techniques.  This was done by partnering with the tenant, the architect, and multiple subcontractors.  Through weekly and sometimes daily meetings, the design and function came together as construction of the space was taking place.  We were charged with taking multiple ideas, from development to approval and implementing decisions on a critically tight schedule over the holiday season.  Specific to this project were custom nine-foot doors and sidelights with wood jambs and frames, floating architectural clouds, structural office walls for support of loft space, $40,000 plus in telecommunications cabling, and specialty lighting and HVAC components.    Through partnering with all team members we successfully delivered a first class space, evidenced by this tenant’s request that Siegel-Gallagher manage their next project.

This suite, totaling over 10,500 square feet, presented many opportunities to meet challenges head-on.  First, the tenant was located out of town.  This meant we had to be exceptional communicators of what we saw in the field, describing it in such a way as to allow the client to make the correct decisions.  Second, this suite shares a common brick wall with a functioning warehouse full of large, loud manufacturing equipment and cranes.  This demanded we investigate and implement methods to mitigate this neighbor’s interference on a call center application with high, exposed wood ceilings.  Third, this space included many historical elements such as a masonry vault which was transformed into a conference room with acoustical ceiling clouds, and huge metal doors which were finished and incorporated into the design of the suite.  The suite was situated on an unfinished floor and the project included the construction of an elevator lobby, corridors and restrooms to meet occupancy requirements.  This project was completed two weeks ahead of schedule in 45 days, which allowed the building owner to start collecting rent earlier than anticipated.

This $62/sqft build-out was accomplished on an aggressive time schedule.  After $825,000, and nearly seventy client-generated change orders, this 19,600 square foot area was transformed from shell building space into a state of the art law office.   The client was incredibly demanding and the finishes required perfection in design and installation.  Materials were shipped in from all parts of the world.  Exotic woods and glass were used generously, which required intense review of shop drawings and specifications.   Siegel-Gallagher worked closely with the architects, designers and installers to ensure the complexity of this project did not compromise our ability to bring it in on-time and under budget.

The Hays Company
This cafe was part of a $700,000, 17,235 square foot tenant construction project for a high-end insurance client in Milwaukee.  This project was a multi-phased tenant improvement which demanded relocating another very delicate tenant within the building.  Special consideration had to be given to both businesses to ensure absolutely no lost time due to construction.   In addition, we redesigned and constructed a new building lobby to maximize the efficiency and lease-able footprint of the building.  Specific details we coordinated included an outside interior design firm, a state of the art lighting package, multi-floor relocation schedules, and scheduling of furniture installations with a number of different vendors.
