Germantown Market Place is a 140,000 square foot Pick-N-Save anchored shopping center which was originally developed and owned by a local investor. After developing a second phase to the project, the overall vacancy rate reached 30% and the owner determined it was best to sell. Siegel-Gallagher took over the leasing and positioned the asset for sale.

A thorough marketing effort was implemented and several serious buyers from the East, West, West Coast, and the Midwest made proposals to purchase the property. Clearly, the property's anchor tenant convinced would be buyers that the occupancy could be improved if a professional management team was in place to operate the center. After several rounds of offers and counter offers, the top five buyers were trimmed down to three and one emerged as the clear front runner given the creative financing structure employed. Ultimately, a Madison based group purchased the property and hired Siegel-Gallagher to manage the center for them.

Siegel-Gallagher facilitated the disposition of a 495 unit multi-family portfolio in Milwaukee, Wisconsin. It consisted of seven apartment projects and two commercial properties. Maximizing the portfolio's disposition value, Siegel-Gallagher divided the package and sold the properties individually at prices above Building Ownership's expectations. Siegel-Gallagher Management Company provided property management services until the disposition process was completed.

As part of Building Ownership's interest in reducing its real estate holdings in Milwaukee, Wisconsin is retained Siegel-Gallagher to oversee the sale of this 93,000 square foot asset. Due to the buildings age and neglect, our marketing efforts focused on positioning the potential of the asset and its location.

Siegel-Gallagher's management and leasing teams were put in place by the new owner to implement the asset repositioning.

PROJECT:
Elmwood Plaza Shopping Center
Racine, WI
After purchasing Elmwood Plaza in 1999 through Siegel-Gallagher, Lamar Companies of Morristown, NJ raised the occupancy of this property from 50% to 80% in three years. Lamar performed physical improvements including the installation of a new facade, resurfaced parking, a new roof and extensive tenant finishes. After repositioning the property and improving its perception in the market, the Seller hired Siegel-Gallagher to represent then in the disposition.

Siegel-Gallagher took the property to market and after the first buyer withdrew from the transaction, located five more interested investors.

Because the asset was 50 years old, was on two levels, and had over 40 tenants, many typical shopping center investors did not have interest. However, the property's asking price of $20 per square foot caught the interest of several entrepreneurial buyers from the Midwest, Texas, California, and New York. Ultimately, an investment team from Northern Illinois purchased the property.

This property features an outdoor swimming pool, three types of units and an on-site caretaker's residence. Siegel-Gallagher provided extensive property and market information and created a competitive bidding atmosphere resulting in numerous and highly competitive offers. This process helped to overcome deferred maintenance issues (e.g. roofs) and zoning non-conformities, which potentially could have negatively impacted the purchase price. The sale was also structured so the seller could have ample time to locate an exchange property in order to defer his capital gain.

Siegel-Gallagher was selected as Building Ownership's exclusive agent for the leasing and disposition of a four building office portfolio in Milwaukee, Wisconsin. Building Ownership conducted a through interview process involving many leading commercial real estate firms. Once selected, Siegel-Gallagher successfully increased the portfolio's occupancy level and ultimately sold the buildings in two separate offerings.

The Estate of James Campbell

The Estate of James Campbell retained Siegel-Gallagher to assist in the disposition of its five building, Milwaukee area portfolio. Consisting of single story and office buildings, it totaled 182,569 square feet and was located in three distinct sub markets. Ownership's goals were met by coordinating a national search for a portfolio buyer willing to recognize the inherent potential of several of the properties that had significant vacancy. After a competitive bidding process revealed several aggressive buyers, Siegel-Gallagher negotiated and closed the transaction.

600 North Broadway - Milwaukee, WI
A local partnership was interested in selling a rehabbed 4-story office building. The partners, who occupied a portion of the building, retained Siegel-Gallagher to stabilize the leasing situation and to arrange the leaseback of the owner's space.

Siegel-Gallagher completed the leasing and structured the leaseback terms based on a comprehensive analysis of the market. The building was sold to a local group which acquired the building as an investment.

Our aggressive and thorough marketing process generated eleven offers which ultimately resulted in a sale above the asking price.
