Exterior Front Entrance Redesign

Siegel-Gallagher assumed asset management and leasing responsibility of the 65,400 square foot property in October of 2000 and within 2 months made major improvements to the property. These improvements included a $260,000 redesign to the exterior and interior of the building. The design included new landscaping, irrigation, concrete, lighting, lobby, common areas, elevators and furniture. In addition, the building lacked the presence of security. As a result, we installed a card access system, power assisted handicapped entrance doors, and security procedures. Tenant relations improved, helping to assure a profitable leasing environment. Additionally, Siegel-Gallagher was also successful in gaining confidence of ownership to remeasure the building as a result of a square footage discrepancy revealed from prior management error. In the end, the building gained over 5,000 rentable square feet and over a million dollars in value. Our efforts proved to be successful as Siegel-Gallagher added another satisfied client and won consecutive TOBY (Office Building of the Year) Awards for its excellence in management for rehabilitated buildings.

Building Trades United Pension Trust Fund

Building Trades Pension Fund occupies a portion of their flagship building located in Milwaukee, Wisconsin. Although union trades meticulously crafted the building, its unique architecture and aged interior became obstacles to its success. Forty percent of the building became vacant after its major tenant had vacated and the building faced some very difficult leasing tasks. Siegel-Gallagher Management Company consulted with ownership and convinced them to update the building's interior, lobby, corridors and elevators to complement the building's exterior. After analyzing the market and scrutinizing design, Siegel Gallagher Management Company implemented the changes and managed the construction process of the new interior. The result was a tripling in leasing activity and a rent up of thirty percent of the building in nine months. The entire design and construction process took less than ninety days.

Since its opening in 1972, the Forum Building in Milwaukee, Wisconsin offered an ideal location to tenants wishing to occupy space along a popular commercial corridor. Its blend of three story atriums, glass enclosed staircases and pleasant landscaping created an unrivaled office setting. After many years of successful operation, however, it became necessary to remodel common areas of the building and to update the exterior appearance. Siegel-Gallagher Management Company assisted the owners with budget preparation, architect selection, design development and project management. This comprehensive redevelopment not only improved the aesthetics of the property, but also repositioned the building in an otherwise highly competitive, commercial office market.

The 130,000 square feet High Pointe Executive Center was two years old, but lacking certain amenities in a building of its caliber because final development had not been completed. Siegel-Gallagher assumed management of the property and within four months finished those outstanding tasks. Along with increasing the efficiency of building operations, Siegel-Gallagher completed landscaping design and installation and signage systems. These enhancements, in conjunction with the building's design, earned Highpoint the Building of the Year Award from BOMA (Building Owners and Managers Association). As a result, tenant relations have improved, helping to assure a profitable leasing environment.

Ledger Bank

In order to maximize the efficient use of their real estate dollars, Ledger Bank assigned to Siegel-Gallagher Management Company the facility management function that had previously been handled in-house. We systematically addressed and resolved operational issues through the standardization of service contracts and the utilization of relationships with Siegel-Gallagher's preferred vendors. Siegel-Gallagher Management Company has allowed Bank executives to effectively manage their Bank facilities and, at the same time, devote a greater effort to their core business of providing financial services to their customers.

In 1995 Siegel-Gallagher was hired to manage the First Financial Centre. At that time the goal of ownership was to hire a management company that could provide the day-to-day operations and accounting services essential to the building. For the past six years Siegel-Gallagher has not only met ownership's goals but has performed them with increased efficiency. Siegel-Gallagher has been responsible for reducing operating cost without sacrificing tenant service, and has been successful in appealing real estate taxes which have produced yet additional savings. The fruits of our effort have led to an increase in both net operating income and tenant satisfaction. As a result, our role with ownership has increased in responsibility as construction and asset management have been added to our scope.

CLIENT:
Gallun Tannery

The owner of the Gallun Tannery required the assistance of a real estate firm to create an asset management plan for its multi-faceted project. Three complex pieces required slightly different approaches, each creating significant value for ownership. First, a single story industrial building remained vacant for years before Siegel-Gallagher aggressively marketed the building to a greater audience. The result was the occupancy of a single tenant lease at an above market rate. The building was then renovated at the tenant's expense helping to create additional value beyond the base lease. Next, a five-story mixed-use building was 40 % vacant due largely to mismanagement and lack of market knowledge. Siegel-Gallagher created an asset management plan that addressed renovation, lease up and property management. In the end, rents were stabilized at a 50% increase and net operating income jumped 70%. Finally, on the shore of the Milwaukee River, a six-acre parcel was receiving little attention from the Milwaukee real estate market until Siegel-Gallagher became involved. The Siegel-Gallagher team developed an investment offering which presented detailed financial analysis and fresh ideas that heightened market awareness and brought several developers to the bargaining table.

In January of 2000 Siegel-Gallagher received a call from Father Timothy Kitzke at Three Holy Women Catholic Parish. Father Tim requested assistance in managing his properties as he found that much of his time was being spent on property related issues and less on his primary responsibility of supporting and growing his parish. He was searching for a professional firm with a proven track record that could help. An unusual assignment for a property management company, we did not know quite what to expect. However, upon being hired we conducted a complete property operations audit and were able to find many ways to assist Father Tim. Initially, we focused on both short and long term plans that included programming repairs and improvements to the buildings and grounds. We instituted policies to assist with organization and control, we reduced operating costs by leveraging our purchasing power and passing savings on to the parish and we increased the parish's income by successfully canvassing for and negotiating leases of new tenants. Today Father Tim is much more at ease and is concentrating on his main objective while Siegel-Gallagher continues to do our part in making Three Holy Women Catholic Parish a greater financial success.
