Brookfield
Eastgate Business Center was sold for about $11 million to a California real estate investment firm. Located at 13040 W. Lisbon Road, the complex consists of two multi-tenant office buildings totaling 130,000 SF.
Liberty Property Trust has purchased Crossroads Corporate Center for an estimated $110 million. The 65-acre, 12-building office park is located near I-94 and Hwy 18 in Brookfield.
A Brookfield office property located at 245 S. Executive Drive is being converted to a “green” building and is expanding from 60,000 SF to 72,000 SF. Illinois-based State Farm Insurance will occupy 35,000 sf at the property. The company is consolidating its office space from several smaller locations in the Milwaukee area.
Mayfair
Honey Creek Corporate Center was sold to Geneva Organization in October 2005. Honey Creek was the third Milwaukee area purchase by the firm since 2003.
Roundy’s Inc. has decided not to sell its former warehouse and distribution center at 11300 W. Burleigh St. For the time being, the company will lease the space.
U.S. Title & Closing Services LLC purchased a 32,000 SF office building at 8112 W. Bluemound Road in Wauwatosa, where it will relocate its offices from Glendale.
The new GE Healthcare building at 9900 Innovation Dr., Wauwatosa, is near completion and the process of transferring 1,200 employees to the site from various offices in the Milwaukee area has begun.
North Shore
The City of Glendale has received numerous proposals for the redevelopment of the Manpower headquarters. No decisions have been made regarding what to do with the space when Manpower relocates to downtown Milwaukee.
Plans are underway to develop a high-tech 60-acre business park on farmland south of Highway 60 in Cedarburg. Final details await the determination of tax incremental financing to support the project.
A tenant-owned office park complex has been proposed for Port Washington on Seven Hills Rd.
The Village of Grafton is working to develop a $5 million Village Centre at the corner of Washington St. and 12th Ave. The 36,000 SF two-building project will have retail on the first floor and office space on the second. The Village is also constructing a 60-vehicle parking lot behind the Centre.
Park Place
The Village of Menomonee Falls will embark on a $75 million redevelopment on Main Street in an attempt to rejuvenate the struggling area. Under the plan, the Village would gain 26,000 SF of office space.
A second hotel has been proposed for Park Place Business Park. The 120-room Comfort Suite to be located at 10831 W. Park Place Dr. would provide competition for the existing 125-room Hilton Garden Inn.
Pewaukee
Sussex Gateway LLC recently purchased eight acres on the northeast corner of Hwy 164 and Hwy K with plans to develop the property into retail and office buildings. The expansion of Hwy 164 is expected to continue to spur further development in the Village of Sussex.
Triad Group Inc plans to begin construction this fall on a 206,000 SF headquarters to be located at Hwy 83 and Hwy KE, in Hartland. Currently Triad's 200 employees are housed in four separate locations in Waukesha County.
Pewaukee will soon gain two 25,000 SF Class A office buildings on Capital Dr. Foundations Bank will occupy the entire 12,500 SF first floor upon completion of the first building in summer.
Ixonia State Bank plans to construct a new two-story, 30,000 SF headquarters on a 5-acre site at the corner of Hwy 16 and Marietta Avenue in Ixonia.
Southeast
A $58 million mixed-use office and retail center may be developed at the intersection of Layton Ave. and Pennsylvania Ave. in Cudahy. The 24-acre site is a former landfill owned by the City of Milwaukee.
VTLC Development LLC purchased 41.3 acres of the Franklin Business Park from MLG Development Inc for $2.8 million.
TCF Bank is planning a 4,580 SF branch in Oak Creek. The newest location will be built on a vacant lot at 8995 S. Howell Ave.
Third Ward
The 80,000 SF former Beck Carton building at 311 E. Chicago St. has been sold and is being converted into office condominium and retail space.
Vetter-Denk Architects is planning to build a six-story, $4.5 million mixed-use building at 161 S. First St. The 35,000 SF building would include apartments, office and retail.
The former warehouse for A. Gagliano & Co., 301 N. Broadway, is being redeveloped into offices with street level retail and underground parking. The renovations are expected to cost $3 million.
Proven Direct, a Menomonee Falls direct marketing firm, will move to a 13-acre parcel on 1201 W. Canal St. The property will be developed into an 80,000 to 100,000 SF building, 50,000 SF of which will be used by Proven Direct.
Eppstein Uhen purchased the five-story 36,000 SF building located at 325 E. Chicago St. for $2.5 million. The property is immediately adjacent to the firm’s headquarters at 333 E. Chicago St.
West Allis
Wahlgren-Schwenn Inc. purchased 4 acres of land east of 103rd St. and south of Oklahoma Ave., with plans to develop a 40,000 to 60,000 SF office building.
Mark Cartensen & Developments Inc. plans to build a 30,000 SF office building at 4600 W. Loomis Rd., Greenfield. Greater Milwaukee Otolaryngology LLC will be the anchor tenant the Phase I three-story building. Phase II of the project will include an additional 30,000 SF.
The former location of the Pressed Steel Tank Co., west of S. 65th St. between W. Greenfield Ave. and W. Mitchell St., is being redeveloped into residential and 48,000 SF of commercial space.
Richard Strong, former owner of Strong Financial Corp., is planning to develop a 30,000 SF office building in West Allis on the site of a city-owned park at 72nd and Walker Streets.
West Franklin
Janesville Rd., which is Muskego’s main corridor, will be transformed from two lanes to four between Moorland Rd. and Racine Ave. The $22 million reconstruction is scheduled to begin in 2009, pending Waukesha County Board approval. It is estimated that the project will take about one year to complete.
Downtown East
Godfrey & Kahn will remain at its current location, 780 N. Water St., and expand another 10,000 SF. The law firm had issued a request for proposals in early 2005 to consider other downtown leasing options.
The Wisconsin Dental Association (WDA) is moving from Chase Tower, 111 E. Wisconsin Ave., to Summit Place, in West Allis, during early 2006.
A plan has been submitted to Milwaukee County to develop the parcel of land between Water, Edison and Knapp Streets into a 44,000 mixed-use office and retail project. Downtown West
The 105,000 SF building located at 211 W. Wisconsin Ave., was sold to TSG Real Estate, LLC by Wispark LLC. The building, which is currently empty, is undergoing renovations in preparation to house the IRS.
A city financing package for the proposed Manpower, Inc. corporate headquarters, on Martin Luther King Dr., won endorsement from a Common Council committee.
A plan to develop the mostly vacant area enclosed within Walnut, Vine and 5th and 6th Streets has been proposed. The property would include four mixed-use office and condominium buildings, totaling more than 82,000 SF. The $11 million project would be named the Vineyard Business Park.
